How to set Airbnb advance notice and booking-window limits

Airbnb Advanced booking controls how close to check-in a guest can still book (advance notice) and how far ahead they can book (max window). Configured per room from Channel Manager → OTAs → Airbnb → ⋯ → Airbnb settings.

Overview

Airbnb's Advanced booking settings control two timing windows for each room: how close to check-in a guest is still allowed to book (the advance notice), and how far ahead they can book (the maximum booking window). Tighten the advance notice to block last-minute Airbnb reservations; widen or narrow the maximum window to control how far in advance bookings open.


Before you start

  • These settings are configured per room — there's no global switch. If you have multiple Airbnb listings, repeat the change for each room.

  • They affect Airbnb only. To apply a similar cut-off to your booking engine, see how to block last-minute bookings past a certain time. Booking.com has its own equivalent.

  • Changes sync from Amenitiz to Airbnb usually within minutes; if a change isn't visible on Airbnb after 30 minutes, check the listing isn't mapped via a third-party connector instead of Amenitiz's direct connection.


Step 1 — Open the Airbnb settings for a room

  1. In the sidebar, go to Channel Manager.

  2. Click the OTAS tab.

  3. Scroll to Active Connections and click Airbnb.

  4. On the row for the room you want to edit, click the three-dot menu (⋯) and select Airbnb settings.


Step 2 — Edit the advance booking window

  1. Find the Advanced booking section.

  2. Edit either or both of:

    • Min. hours of advanced notice — the minimum hours before check-in a guest can still book with Instant Booking. Set to 24 to block bookings made less than a day before arrival.

    • Max. advanced booking — the maximum number of days between booking date and check-in. Set to 365 to allow a year in advance; lower it to keep your inventory closer to the present.

  3. Click Update at the bottom right of the page.

  4. Repeat for every other Airbnb-connected room you want to apply the rule to.


FAQs

What's the difference between Airbnb's advance notice and the booking-engine cut-off?

Different channels, different settings. Airbnb's Min. hours of advanced notice only affects Airbnb bookings. To do the same on your Amenitiz booking engine, see how to block last-minute bookings past a certain time. Booking.com has its own equivalent in their extranet.


Does changing the advance notice affect existing Airbnb bookings?

No. Existing bookings stay confirmed. The new rule only applies to bookings made after the change.


Can I apply the same advance notice to all my Airbnb rooms at once?

No — there's no bulk-edit. Each room is configured separately. If you have many rooms, the fastest path is to open each one's Airbnb settings via the three-dot menu and apply the same values one by one.


I updated the advance notice but Airbnb still accepts last-minute bookings. What's wrong?

Three things to check: (1) the listing is connected through Amenitiz's direct Airbnb connection (not WuBook or another middleware), (2) the change saved — reload the settings page and confirm the new values are there, (3) wait at least 30 minutes for Airbnb to refresh. Can I set different advance notice per rate plan?

No. Airbnb's advance booking rules are per room, not per rate plan. All rate plans connected to a given Airbnb listing share the same advance notice.
