Overview
When your Airbnb connection is set up through the Amenitiz Channel Manager, you can manage some of the Airbnb-side settings (pricing defaults, security deposit, length of stay rules, etc.) directly from Amenitiz. This article walks through the settings page and what each field does.
Before you start
This article only applies to Airbnb connections set up from the Channel Manager in Amenitiz. If your Airbnb is connected another way, the settings page won't be available — contact support.
The prices sent to Airbnb are the ones in your Amenitiz inventory, not the default daily price on this settings page. The default daily price is only the fallback used before the connection takes over.
Some fields have minimum values: Default daily price ≥ €15, Security deposit ≥ €85.
Step-by-step instructions
Go to
Channel Manager→OTAs→Airbnbin the sidebar.On the Airbnb connection settings page, find the accommodation you want to edit. Click the
3-dot menuto the right of the accommodation and pickAirbnb Settings.Configure your Pricing and Availability settings (see the reference sections below for what each field does).
Click
Updateat the bottom right of the page to save your changes.
Pricing settings
Default daily price. Fallback price used before the channel manager connection took over. Must be at least €15. Remember that actual prices come from your Amenitiz inventory, not from this field.
Default weekend price. Fallback weekend price set before the connection.
Length of stay discount. Your weekly and monthly stay promotions.
Price per extra guest. Per-person surcharge (in €) for each guest above the number included in your price.
Guests included. Number of guests covered by your base price.
Security deposit. Held for 14 days from the guest's arrival (or until a new guest arrives, whichever is sooner). Must be at least €85.
Cleaning fee. Your per-stay cleaning fee for this accommodation. If you set one here, it becomes mandatory for every booking.
Availability settings
Max. advanced booking. How far in advance guests can book. Must be set to "all available" — otherwise guests won't be able to book.
Min. hours of advanced notice. Minimum notice (in hours) before a guest can book a stay.
Turnover days. Number of days automatically blocked on your calendar after each new reservation.
Length of stay, Check-in days, Check-out days, Minimum length of stay per day. These were configured before the channel manager connection. Once connected, your Amenitiz inventory settings override the values on this page.

The default daily price is just a pre-connection fallback. Once the Channel Manager connection is active, the prices sent to Airbnb come from your Amenitiz inventory. Update the inventory to change the live Airbnb price.

The values shown on the Airbnb settings page are the pre-connection defaults, but your Amenitiz inventory settings take over once the connection is live. Manage these rules from your Amenitiz inventory.

No. If you set a cleaning fee on the Airbnb settings page, it's added to every booking automatically. To remove it for all bookings, clear the field and click Update.

The most common cause is the Max. advanced booking field — if it's not set to "all available", Airbnb won't let guests book. Open the Airbnb Settings page for the accommodation and confirm that field is set correctly.
