Overview

Connect your Airbnb host account to Amenitiz so reservations, availability, pricing and guest messages flow automatically between the two platforms.

Once connected, Amenitiz:

Receives every new Airbnb reservation in real time (modifications and cancellations included)
Pushes your availability, daily rates and stay restrictions to Airbnb on your behalf
Receives Airbnb guest messages into your centralised inbox
Reconciles Airbnb payouts with your bookings

The connection is a 4-step, self-service flow — no support ticket needed.

Before you start

Have these ready before you click Connect with Airbnb:

An Airbnb owner account — co-host accounts cannot complete the connection.
All the listings you want to sync are already created on Airbnb (you can unlist them after connecting if needed).
An Airbnb (OTA) rate plan already created in Amenitiz and linked to every accommodation you announce on Airbnb. See How to create a rate plan.
Your Amenitiz room structure matches Airbnb's — aim for a clean one-to-one mapping.
No other channel manager is connected to the Airbnb listings you'll sync. To remove one: in Airbnb, go to Profile → Account → Privacy & Sharing → Connected apps → Remove access.
One Airbnb account → one Amenitiz hotel. To connect the same Airbnb account to several Amenitiz hotels, contact support — you cannot do it yourself.

⚠️ Commission model changes — Once you connect Airbnb through any channel manager, Airbnb switches to the host-paid 14–16% commission model. You can raise your Amenitiz rates to absorb the difference if you want guests to pay the same total. See Airbnb's note on the host-only fee.

Step-by-step instructions

1. Initiate the connection

In the Amenitiz sidebar, go to Channel Manager → OTAs.
Click Activate Airbnb in the available channels.
On the Airbnb activation page, click Connect with Airbnb.
You will be redirected to Airbnb. Log in and authorize the connection.

No password is shared — the connection uses Airbnb's OAuth login. Amenitiz only receives an authorization token, which is refreshed automatically.

2. Map your rooms to Airbnb listings

For each Amenitiz accommodation, use the dropdown to select the matching Airbnb listing.
Click Continue.

One Amenitiz room maps to one Airbnb listing. Two Amenitiz rooms cannot share the same Airbnb listing.

3. Map your rate plan to Airbnb

Select the Amenitiz rate plan that Airbnb should use.
Click Continue.

4. Import existing reservations (optional) and activate

If you have upcoming Airbnb bookings that aren't yet in Amenitiz, select I have reservations on Airbnb and click Import.
If you have no existing reservations to import, select I don't have reservations on Airbnb.
Click Activate.

⚠️ Language settings may change during setup — Airbnb can switch to its account default. Continue through the steps; you can adjust language preferences after the connection is complete.

How do I check that Airbnb is connected?

Open the Amenitiz sidebar.
Go to Channel Manager → OTAs.
In the Active Connections section, confirm that Airbnb appears as connected.

Adjust your Airbnb settings after connecting

From Channel Manager → OTAs → Airbnb, click the three dots next to an accommodation and choose Airbnb settings.

Availability → Advance bookings — set the maximum advance booking window and the minimum notice for last-minute bookings.
Map / Unmap — re-link or unlink a room. Unmapping means prices, restrictions and availability for that accommodation are managed directly in Airbnb, and its reservations stop syncing to Amenitiz.
Unblock room — make a hidden / unlisted room visible again.

Update — change the rate plan linked to Airbnb.

Advance booking settings are per-listing — they cannot be applied in bulk across all rooms.

Important rules

📌 Calendar takeover — Once a room is mapped, Amenitiz takes over its Airbnb calendar. Do not run a separate iCal sync (for example Google Calendar → Airbnb) on the same listing, or you will end up with conflicting availability.

⚠️ Host-paid 14–16% commission — Airbnb switches to this fee model when you connect through any channel manager. Adjust your rates if you want guests to pay the same total.

Allow a few minutes for sync — Changes you make in Amenitiz (price, restrictions, availability) take a few minutes to appear in Airbnb. Verify on Airbnb after major changes.

FAQs

What happens to my existing Airbnb reservations when I connect?

You decide in step 4. Select I have reservations on Airbnb to import your upcoming Airbnb bookings into the Amenitiz planner. If you skip this, only new bookings from the connection date onwards appear in Amenitiz.

Can I connect from a co-host account?

No. The connection must be initiated from the Airbnb owner account. Co-host accounts do not have the permissions to grant Amenitiz access.

Can I connect one Airbnb account to several Amenitiz hotels?

Not on your own. The self-service flow connects one Amenitiz hotel per Airbnb account. Contact support if you need to connect the same Airbnb account to multiple Amenitiz properties.

Does Amenitiz pull my Airbnb guest reviews?

No. Reviews are not currently synced — they remain visible in your Airbnb account only.

What happens if I disconnect Airbnb?

Past Airbnb reservations stay in Amenitiz — they are not deleted. New bookings stop syncing in both directions. You can reconnect at any time by repeating the OAuth flow.
