How to manage your Airbnb booking rules

Set an Airbnb listing's cancellation policy, check-in and check-out times, guest controls, automatic bookings and listing expectations from the Booking rules tab in Amenitiz — saved straight to Airbnb.

Overview

The Booking rules tab lets you manage an Airbnb listing's booking rules from Amenitiz instead of the Airbnb extranet. Pick a room, then set its cancellation policy, check-in and check-out times, guest controls, automatic bookings and listing expectations. When you click Save changes, the update goes straight to Airbnb.


Before you start

  • The room must be mapped to an Airbnb listing. If it isn't, map it first — see how to connect a new Airbnb listing to Amenitiz.

  • Booking rules read and write live to Airbnb. Each time you open the tab you see the current Airbnb settings — nothing is stored separately in Amenitiz.

  • This tab is for Airbnb connections set up through the Channel Manager.


Open and edit your booking rules

  1. Go to Channel ManagerOTAsAirbnb.

  2. Open the Booking rules tab.

  3. Click the room you want to edit. The list shows the Amenitiz room, the Airbnb listing and the Listing ID.

  4. Change the settings in any section (see the reference below).

  5. Click Save changes. To undo before saving, click Discard.


Cancellation policy

How much guests are refunded when they cancel, and any extra refund rules for this listing.

  • Policy. Choose from the policies Airbnb allows for this listing: Flexible, Moderate, Firm, Super Strict 30 Days, Super Strict 60 Days, Limited.

  • Long-term cancellation policy. Overrides the standard policy for stays of 28+ nights. Options: Use standard policy, Firm, Strict.

  • Offer a non-refundable rate to guests. Adds a cheaper, non-refundable option. Guests who pick it pay less but can't get a refund.

  • Opt out of Airbnb's extended cancellation. Stops Airbnb from automatically enrolling this listing in extended cancellation policies. Only shown in the markets where it applies.


Check-in & check-out times

When guests can arrive and when they need to leave.

  • Earliest check-in. The start of your arrival window.

  • Latest check-in. The end of your arrival window. Late hours show as "(next day)".

  • Check-out time. When guests must leave.


Guest controls

Who and what is allowed at this listing.

  • Children allowed (ages 2–12). When off, you can add a short note explaining why.

  • Infants allowed (under 2).

  • Smoking allowed.

  • Events or parties allowed.

  • Pets allowed, with a Maximum number of pets.


Automatic bookings

When turned on, guests can book instantly without asking you first.

  • Who can book automatically: Everyone (any guest can book instantly), Trusted guests only (guests who have stayed with other hosts before and received no complaints), or Off.

  • Welcome message. A short note guests must read and acknowledge before confirming.


Listing expectations

Tell guests what to expect before they book — they acknowledge each one. Click Add expectation, pick a type (for example Climbing stairs required, Potential for noise, Shared spaces, Limited parking, Pool or jacuzzi without a fence), and add optional details.


Important rules

  • Only the cancellation policies Airbnb allows for the listing appear. Custom policies aren't supported.

  • If the listing charges a pet fee, Pets allowed stays on and can't be turned off here. Remove the pet fee on Airbnb first.

  • Setting Automatic bookings to Off needs Airbnb's approval. Until Airbnb approves it, the listing keeps behaving as Trusted guests only.

  • The check-in window must be at least 2 hours.

  • Changes are saved directly to Airbnb — there is no separate Amenitiz copy.


FAQs

Why can't I choose my own cancellation policy?

Airbnb only allows a fixed set of cancellation policies, and it decides which ones a listing is eligible for. You choose from that list — custom policies aren't available.


Why can't I turn off Pets allowed?

The listing charges a pet fee, so Airbnb keeps pets switched on. Remove the pet fee on Airbnb first, then you can turn pets off here.


I set Automatic bookings to Off but it didn't take. Why?

Turning instant booking fully off needs approval from your Airbnb partner manager. Until Airbnb approves it, the listing keeps behaving as Trusted guests only.


Where do I set quiet hours or the maximum number of guests?

Airbnb doesn't offer these as settings here. Add quiet-hours guidance as a Welcome message or a Listing expectation, and set maximum guests on the listing itself.


Why don't I see the Booking rules tab?

The tab appears for Airbnb connections set up through the Amenitiz Channel Manager, with at least one room mapped to an Airbnb listing. If your Airbnb was connected another way, contact [email protected].
