Overview
Airbnb runs two discounts you can activate on your listings from Amenitiz: Top-rated guests (15%) and Mobile-only (10%). Airbnb sets the rate and decides which guests see each discount. You choose which listings take part and which dates to leave out. The Mobile-only discount can only be activated through a channel manager such as Amenitiz, not on Airbnb.
Discount | Rate | Who gets it | What guests see |
Top-rated guests | 15% | Guests rated 4.8+ with 3+ reviews | A badge, the original price crossed out, and a higher spot in search |
Mobile-only | 10% | Guests booking in the Airbnb app | The original price crossed out when browsing on their phone |
Before you start
Your Airbnb connection is active in the Channel Manager.
Your Airbnb listings are mapped to your rooms. Only mapped listings can offer these discounts — see How to map your rooms to Airbnb listings.
Step by step
Activate a discount
In the sidebar, click Channel Manager.
In the Active connections tab, click Manage Connection on the Airbnb row.
Click the Rules & promotions tab.
Under Airbnb Promotions, click Set up now on the Top-rated guests or Mobile-only card. If the discount is already active on some listings, the button reads Manage listings.
Under Choose listings, click each listing that should offer the discount, or click Select all.
Under Blackout dates, click any day when the discount shouldn't apply. This step is optional.
Click Activate, or Save if the discount was already active on some listings.
Check that your listings appear under Added, then click Done.
💡 Tip
Click Learn more on a card to see how the discount works and what guests see before you activate it.
Change blackout dates
Go to the Rules & promotions tab of your Airbnb connection.
Click Manage listings on the discount's card.
Under Blackout dates, click a day to block it, or click a blocked day to unblock it.
Click Save.
📌 Note
Blackout dates apply to every listing ticked under Choose listings. When several listings are ticked, the counter shows the listing with the most blocked days, and dates blocked on only some of them are outlined. Click an outlined date to block it on all of them.
Turn a discount off
Go to the Rules & promotions tab of your Airbnb connection.
Click Manage listings on the discount's card.
Under Choose listings, click the listings to remove, or click Clear all.
Click Save. The listings appear under Removed.
How the discounts combine
A guest who qualifies for both discounts gets both. Airbnb applies them one after the other, together with your other Airbnb discounts such as length-of-stay discounts.
Example
Both discounts are active on a listing with a nightly price of €100. A top-rated guest who books in the Airbnb app gets the Mobile-only discount, which brings the price to €90, then the Top-rated guests discount, which brings it to €76.50. A guest who books on a computer and isn't top-rated pays €100.
Important rules
Airbnb sets the rate. You can't change the 15% or the 10%.
Nightly rate only. The discount applies to the nightly rate, not to taxes or coupons.
30 blackout days a year. You can block up to 30 days per discount, per listing, per calendar year, up to 2 years ahead. Unblocking a day gives it back. Unused days don't carry over to the next year.
Booked dates aren't checked. Neither Airbnb nor Amenitiz warns you if a day you block is already booked, and that day still counts toward your 30.
Turning a discount off keeps existing bookings as they are. Airbnb also keeps the listing's blackout dates, which still count toward its 30 days, and restores them if you activate the discount again.
Airbnb can change or end these discounts at any time.
FAQs
Why is an Airbnb booking lower than my price in Amenitiz?
Why is an Airbnb booking lower than my price in Amenitiz?
Amenitiz sends your price to Airbnb. Airbnb then applies the discounts the guest qualifies for, such as these two or your length-of-stay discounts. Amenitiz doesn't show which discount was applied to a reservation. See also Troubleshooting: booking amount is different from what I expected.
Why can't I click a listing under Choose listings?
Why can't I click a listing under Choose listings?
The listing is greyed out when Airbnb couldn't check it. If it says Couldn't reach Airbnb for this listing., click Try again. Any other message under the listing name is Airbnb's reason. For example, a listing on Airbnb's Rate Plans pricing model can't offer these discounts. If a card says, for example, Couldn't check 2 of your listings, click Manage listings to see which ones.
Who counts as a top-rated guest?
Who counts as a top-rated guest?
A guest with a rating of 4.8 or more and at least 3 reviews. Airbnb decides who qualifies. A guest who doesn't qualify pays your normal price, even when the discount is active on the listing.
I activated the Top-rated guests discount on Airbnb. Will I see it in Amenitiz?
I activated the Top-rated guests discount on Airbnb. Will I see it in Amenitiz?
Yes. Amenitiz reads your discounts from Airbnb each time you open the Rules & promotions tab. If you made the change on Airbnb while the tab was open, reload the page.
What happens to my blackout dates if I turn a discount off and on again?
What happens to my blackout dates if I turn a discount off and on again?
Airbnb keeps them. When you click the listing again under Choose listings, Amenitiz shows how many dates will come back, for example Enrolling again restores 3 previous blackout dates. They're restored when you save.
Can I manage these discounts from the Amenitiz mobile app?
