How to set up city tax rules for your property (beta)

Create and manage city tax on your Amenitiz account — set a fixed amount, a percentage of the room rate, or price brackets, with age exemptions, night caps and a live preview as you build each rule.

Overview

This article explains how to set up city tax on your Amenitiz account using the new city tax rules. You can charge a fixed amount, a percentage of the room rate, or a rate based on room-price brackets, and add age exemptions, night caps, surcharges and VAT. A live preview shows exactly what a sample stay would be charged while you build the rule, and the tax is recalculated automatically whenever a booking changes.


Before you start

  • You can create several city tax rules at once, apply a rule to all rooms or only to specific rooms, and choose whether the tax is separate from or included in the room price.

  • City tax applies to your direct website only and is not sent to OTAs. Configure city tax directly on each connected OTA's extranet.

  • When you change a rule, it applies to new bookings only. Existing bookings keep the rate that was in force when they were booked — to apply a new rate to a stay that is already booked, modify that booking.


Step-by-step instructions

  1. Go to SettingsCity Tax, then click Create a new city tax.

  2. Give the rule a Tax name — this is shown on invoices and booking confirmations.

  3. Choose the Unit: Per person per night, Per room per night, or Per booking.

  4. Pick how the tax is calculated. Under Calculation type, choose one:

    • Fixed Amount — a set amount, e.g. €1.50 per guest per night. Enter it in Rate.

    • Percentage — a % of the room rate. Set the Calculation base (cost per person per night, gross or net room rate).

    • Bracket (Room Rate Tiers) — a different rate depending on the room price. Add a tier for each price range under Rate tiers.

  5. Set who the tax applies to. Under Applies to, choose All rooms, Specific rooms, or select by room type.

  6. Add age exemptions (optional). Under Age exemptions, set the age children are fully exempt under, and add partial-rate bands for children who pay a reduced percentage.

  7. Add duration rules (optional). Under Duration rules, choose how the tax behaves over a long stay: No limit, Cap at N nights, Full exemption after N nights, or Reduced rate after N nights.

  8. Open Advanced for extra rules (optional). Here you can add Surcharges, set VAT on tax (%), choose a Rounding policy, and set an active date range.

  9. Check the Live preview. The Live preview on the right shows what a sample stay would be charged and updates as you edit the form.

  10. Click Save tax rule.


📌 Note

City tax is recalculated automatically when a booking changes (dates, rooms or guests), so the amount charged always matches the current stay.


FAQs

How do I set a city tax that is calculated as a percentage?

Choose Percentage as the calculation type and pick a calculation base: cost per person per night, or the gross or net room rate.


Can I set a different city tax for each room?

Yes. Set Applies to to Specific rooms (or select by room type) on each rule, and create as many rules as you need. Turn on Different tax per room to manage this from the city tax page.


Can I include the city tax in the room price?

Yes. Turn on Tax included in room price so the tax is included in the displayed room price and shown as an "of which tax" line on the invoice. Left off, the tax is added on top as a separate line.


Does the city tax apply to OTA bookings?

No. City tax applies to your direct website only and is not sent to OTAs. Configure it directly on each connected OTA's extranet, and import their city tax reports when reporting.


I changed a rule — does it apply to existing bookings?

No. A change applies to new bookings only. Existing bookings keep the rate in force when they were booked. To apply the new rate to a stay that is already booked, modify that booking and the tax will recalculate.


Where do I see the city tax I've collected?

In your city tax report, which lists the city tax collected across your bookings.
