Overview
The Competitor KPI Benchmark in PriceAdvisor lets you compare your property's performance against a peer group of similar properties in your area. You can see how you stack up on three KPIs: occupancy, ADR (Average Daily Rate), and RevPAR (Revenue per Available Room) — and use that data to refine your pricing and promotions.
Before you start
You need PriceAdvisor active on your Amenitiz account. New to PriceAdvisor? See How to use Amenitiz PriceAdvisor.
A minimum number of comparable properties in your area is needed for peer data. If there aren't enough, you'll see market trend statistics for your area instead.
What you can compare
Occupancy — the percentage of available rooms sold over a given period.
ADR (Average Daily Rate) — average room revenue per occupied room.
RevPAR (Revenue per Available Room) — room revenue divided by total available rooms, regardless of occupancy.
How peers are selected
PriceAdvisor builds your peer group from four signals to keep comparisons relevant:
Property type — hotels are compared with hotels, B&Bs with B&Bs, guesthouses with guesthouses, and so on. A boutique guesthouse won't be benchmarked against a five-star resort.
Pricing — properties in a similar price range, so the data is useful for pricing decisions.
OTA ratings — Booking.com, Airbnb and similar ratings factor in, grouping you with properties that get comparable guest feedback.
Star rating — for hotels with an official star rating, peers are matched on the same or close ratings.
How to use the data
Refine your pricing — if peers with similar profiles are achieving a higher ADR, consider whether your rates have room to move without undercutting yourself.
Improve occupancy — if peers are filling rooms faster, look at their booking window and consider adjusting your promotions or lead-time discounts.
Track market shifts — review the benchmark regularly so you can react to changes in demand instead of catching up after the fact.

PriceAdvisor falls back to market trend statistics for your area, so you still get a sense of how the local market is moving even when a tight peer group isn't possible.

No. The benchmark is anonymized — you see aggregated KPIs from your peer group, not individual property names.

Occupancy = rooms sold ÷ rooms available. ADR = room revenue ÷ rooms sold. RevPAR = room revenue ÷ rooms available (which is also ADR × occupancy).
