How to set up a pricing per person

Charge a different room price depending on how many guests are staying — for example €100 for 2 people, €110 for 3, €120 for 4. Pricing per person is set per room, on top of the default price.

Overview

You can charge a different price depending on how many guests stay in a room — for example €100 for 2 people, €110 for 3, €120 for 4. Pricing per person is set per room, on top of the default room price.

Before you start

  • Pricing per person is always relative to the default price of the room. A 3-person pricing of "+€10" means the 3-person booking is the default price + €10, not €10 total.

  • The pricing per person you set up here applies to your booking engine only. To apply the same logic on an OTA, configure it on the OTA before connecting it to the channel manager. For Airbnb specifically, see how to set up pricing per person on Airbnb.

  • For Airbnb + Expedia, prefer an increase over a decrease — those OTAs don't accept a per-person discount the same way.

Step-by-step instructions

  1. In the sidebar, go to PropertyRooms. You'll see an overview of every room you've created.

  2. Open the room you want to configure and scroll to the Pricing per person section. Toggle it to Activated.

  3. Click Add a pricing per person.

  4. Fill in:

    • Number of guests the pricing applies to.

    • Variation type — Increase or Decrease, in € or in %. Pick % if you want the pricing per person to scale with seasonal price changes.

    • Variation amount — the actual amount added to (or subtracted from) the default room price for that guest count.

  5. Click Create to save. Repeat for each guest count you want a price for (up to the room's maximum capacity).

FAQs

Is the variation amount on top of the default price or the total?

On top of the default price. If your room is €100 for 2 people and you want 3 people to be €110, set the 3-person variation to +€10, not €110.

When should I use % instead of €?

Pick % when your room price varies by season — the per-person adjustment then scales with the base rate. In low season your 10% extra is smaller in absolute terms; in high season it's bigger. Use if you want a fixed amount that doesn't move with the season.

Does this pricing per person apply to my OTA bookings (Booking.com, Airbnb, Expedia…)?

No. The pricing per person set here only affects your direct booking engine. For OTA pricing per person, set it up on each OTA before connecting it to the channel manager. See how to set up pricing per person on Airbnb.

Can I use a decrease on Airbnb or Expedia?

Not reliably — Airbnb and Expedia don't accept a per-person discount the way Amenitiz does. If you're on both OTAs and want a matching setup across all channels, configure the pricing as an increase (using the higher occupancy as the baseline) rather than a decrease.

How many pricings per person can I add?

As many as the room's maximum capacity allows — one per guest count up to that maximum.
