Overview
A booking from an OTA often includes charges beyond the room itself — a cleaning fee, an extra guest fee, a pet fee. Amenitiz imports each of these at 0% VAT until you tell it which rate applies.
The VAT rates tab in the Channel Manager is where you set that rate, once per charge type. Every matching charge on a new booking then carries the rate you chose, so your invoices and accounting reports show the correct tax split.
Before you start
You need an active OTA connection in the Channel Manager.
Rates set here are applied to Airbnb bookings. Other channels are not covered yet.
The correct rate depends on your country and the type of charge. If you are not certain which applies, check with your accountant before entering it.
Step by step
Set a VAT rate for a charge type
Go to
Channel Managerin the sidebar.Click the
VAT ratestab.Click
Add rate.Pick the charge you want to set a rate for from
Charge type.Enter the percentage in
VAT rate (%).Click
Save. The charge type appears in the table with its rate.
Repeat for each charge type your property receives. Once every type has a rate, the tab shows Every charge type has a VAT rate.
Change or remove a rate
Go to

Editon the row you want to change, adjustVAT rate (%), then clickSave.Click
Deleteon a row to remove its rate, then confirm.
⚠️ Warning
Deleting a rate returns that charge type to 0% VAT on new bookings until you configure it again.
The charge types you can set
Cleaning fee, Extra guest fee, Stay price, Pet fee, Management fee, Linen fee, Service fee, Resort fee, Community fee, Electricity fee, Towel fee and Parking fee.
You can hold one rate per charge type. A charge type you have not added to the table is not configured, and imports at 0%.
⚠️ Important
A charge type with no rate imports at 0% VAT. Nothing warns you, and the booking is created normally — the tax on it is the rate you never set.
If 0% genuinely applies, add the charge type and save 0%. A saved 0% records a decision you made. A charge type missing from the table only records that nobody has looked at it yet.
Rates are not retroactive. They apply to bookings that arrive after you save them. Charges already imported keep the rate they were created with, and invoices already issued are unchanged.
What the guest pays does not change. Amenitiz keeps the amount Airbnb charged and splits it into net and VAT, so the total stays the same.

Rates apply from the moment you save them onward. A booking that arrived before that keeps the rate it was created with. To correct one, edit the VAT on that charge in the reservation.

No. The total stays exactly as Airbnb charged it. Amenitiz uses your rate to split that total into a net amount and a VAT amount on the invoice.

It depends on your country and the type of charge — a cleaning fee and a parking fee are not always taxed the same way. Amenitiz does not choose a rate for you or suggest one. Check with your accountant.
