How to open or close your rates

Open a rate to make it bookable on your website and OTAs, or close it to block sales — by whole rate, date range, or single day. Changes sync to OTAs within minutes.

Overview

Open a rate plan to make it bookable on your website and connected OTAs (Booking.com, Airbnb, Expedia…). Close it to stop sales for that rate. You can do this by whole rate plan, by date range, or one day at a time.

Use it to:

  • Make a new rate plan live for the first time

  • Block a date or a period (full property, fully booked elsewhere, maintenance)

  • Stop selling a specific rate plan while keeping others available

  • Quickly re-open availability when conditions change

Changes are pushed to your booking engine and all connected OTAs within a few minutes.


⚠️ New rate plans are closed by default. If you want to be bookable on your website and OTAs, you must open them first.


Before you start

  • Your rate plans must already be created — see How to create a rate plan.

  • If you sell through OTAs, the relevant rate plans must be mapped to each OTA — opening a rate in Amenitiz only pushes to OTAs that are mapped to that rate.

  • Last-minute and advance-booking rules (e.g. block bookings within X hours of arrival) are managed in the OTA extranet directly. Amenitiz only controls these for its own booking engine.


Step-by-step instructions

The fastest way to open or close rates across multiple rooms, rate plans and dates is the Bulk Update tool in your inventory.

  1. In the Amenitiz sidebar, go to PlanningInventory.

  2. Click Bulk Update.

  3. Rooms and rate plans — select one or several rooms and the rate plans you want to update.

  4. Date range — pick one or several date ranges (a season, a single week, multiple periods…).

  5. Weekdays — apply the change to every day in the range, or only specific days of the week.

  6. In Select an action to perform, choose Open rate or Close rate.

  7. Click Update, then Confirm.

⚠️ Select every rate you want to change — derived rates don't cascade. Even if rate plans are linked (Booking standard, Weekly rate, etc.), each must be picked individually. Opening or closing a parent rate does not automatically open or close the rates derived from it.

⚠️ Default minimum and maximum stay — when you open rates via Bulk Update, the default min/max stay applied is 0–1 days unless you adjust it.


Availability window (rolling out)

The Availability Window feature lets you set how long your rates should stay open and have your inventory automatically extended as time passes — no more manually re-opening rates every few months.

Open or close rates from the Amenitiz app

Need to make a quick change on the go? The mobile app supports the same bulk open/close flow.

  1. Open the Amenitiz app and log in.

  2. Tap the menu (☰) and go to Inventory.

  3. Tap Bulk Update.

  4. Choose the rooms and rate plans.

  5. Select the date range(s).

  6. Tap Restrictions and pick Open or Close.

  7. Confirm and tap Update.

Important rules

📌 Default closed — Every new rate plan is closed when created. Open it before expecting bookings to come in.

Derived rates don't cascade — Each rate plan opens or closes independently. Bulk-select every rate you want to change.

⚠️ OTA settings stay in the OTA extranet — Advance booking, last-minute booking and similar rules are configured on each OTA directly. Amenitiz syncs rates and availability, not these channel-specific rules.


FAQs


What's the difference between closing a rate and closing a room?

Closing a rate stops sales of that specific rate plan — other rate plans on the same room remain bookable. Closing a room (room closed in inventory) blocks the whole room across every rate plan for that date.


How long does it take for the change to reach OTAs?

A few minutes. After updating in Amenitiz, allow a short window before verifying on Booking.com, Airbnb or Expedia. If something is still wrong after 15 minutes, check that the rate is actually mapped to that OTA.


I closed a rate but I still see bookings coming in — why?

The most common causes:

  • The booking was made before you closed the rate — closing prevents new bookings, not existing ones.

  • You closed one rate plan but the room is still bookable through another rate (Weekly, Direct…). Check all rates on that room.

  • A derived rate wasn't selected in your bulk update. Select every rate you want closed.


Do existing bookings get cancelled if I close the rate?

No. Closing a rate only blocks new bookings. Reservations already made for the closed dates remain in place.


Can I close a rate just on Booking.com and keep it open on my website?

Not from the rate plan toggle itself. To stop selling on an OTA only, remove the rate's mapping to that OTA, or set restrictions specifically for the OTA channel.


Can I block last-minute bookings on Booking.com from Amenitiz?

No. Advance-booking rules (e.g. block bookings within X hours of arrival) are configured in the Booking.com extranet, not in Amenitiz. In your Booking.com extranet, go to Rates & Availability → Rate Plans → Edit → Bookable and set the required notice period.


How do I verify the change applied correctly?

Go back to Planning → Inventory and inspect the dates you updated — closed cells appear differently from open ones. See Understanding your inventory for what each cell colour and icon means.
