How to use the Bulk Update tool

Change pricing, availability and restrictions across rooms and rate plans for any date range, up to two years ahead — all from one tool, also on mobile.

Overview

The Bulk Update tool lets you change pricing, availability, and restrictions across one or several rooms and rate plans, for any date range — up to two years in advance. You can run several actions in a single update, planning peak seasons, holidays, and promotions ahead of time without going day-by-day.

📌 Good to know

  • Derived rate plans (linked to an independent rate plan, usually your Standard rate) don't need to be selected during a bulk update. They update automatically based on the base plan, with restrictions preserved.

  • You can't select conflicting actions (like opening and closing a rate at the same time) or duplicate actions in a single update.

  • Opening availability or adjusting pricing doesn't affect existing reservations. If a date already has a reservation, that unit stays unavailable for that night.


Step-by-step instructions

1. Open / Close rate

What it does: sets whether your property is open or closed for bookings on your website and across OTAs like Booking.com, Airbnb, or Expedia.

Why use it:

  • If a rate is closed, the room won't appear for bookings.

  • All rate plans are closed by default — you need to open them to start receiving bookings.

How to do it:

  1. Go to PlanningInventory.

  2. Click Bulk Update.

  3. Choose the rooms and rate plans you want to open or close.

  4. Select the date range(s).

  5. Choose Open rate or Close rate.

  6. Click Update and confirm.

💡 Tip

Double-check that your rates are open before peak periods to ensure visibility and maximise bookings.


2. Set availability

What it does: updates the number of rooms available for booking during a specific period.

Why use it:

  • Syncs room availability across OTAs, your website, and manual bookings.

  • Keeps your inventory accurate.

How to do it:

  1. Go to PlanningInventory and click Bulk Update.

  2. Select the rooms and rate plans to adjust.

  3. Choose the date range(s).

  4. Pick Set availability.

  5. Enter the number of rooms you want available.

  6. Click Update and confirm.


3. Set price

What it does: updates the price of your rooms for specific time periods.

Why use it:

  • Keep pricing responsive to market demand.

  • Updating the base rate plan automatically updates linked (derived) rate plans.

How to do it:

  1. Go to PlanningInventory and click Bulk Update.

  2. Choose the rooms and rate plans to modify.

  3. Select the date range(s).

  4. Pick Set price.

  5. Enter the new price, or choose Increase/Decrease by a percentage or amount.

  6. Click Update and confirm.

💡 Tip

Use this for high-demand seasons or special promotions to optimise revenue.


4. Set minimum / maximum stay

What it does: controls the minimum and maximum number of nights a guest can book.

Why use it:

  • Enforce longer stays during peak times.

  • Set up specific promotions (for example, a 3-night minimum stay during holidays).

How to do it:

  1. Go to PlanningInventory and click Bulk Update.

  2. Select the rooms and rate plans to adjust.

  3. Define the date range(s).

  4. Choose Set minimum stay or Set maximum stay.

  5. Enter the required number of nights.

  6. Click Update to apply.

📌 Note

If restrictions are linked to other rate plans, the changes apply to all linked plans.


5. Open / Close arrival / departure

What it does: blocks arrivals or departures on specific dates — useful for managing check-ins and check-outs during busy periods or special events.

Why use it:

  • Manage operational constraints like public holidays or staff availability.

  • Block check-ins or check-outs on specific dates to better manage your resources.

How to do it:

  1. Go to PlanningInventory and click Bulk Update.

  2. Select the rooms and rate plans you want to block.

  3. Choose the date range(s).

  4. Select Open/Close arrival or Open/Close departure.

  5. Click Update and confirm.


Bulk Update from the Amenitiz App

You don't need to be at your desk to stay in control. The Amenitiz App lets you run Bulk Updates right from your phone — perfect for last-minute adjustments or planning ahead while on the move.

  1. Open the Amenitiz App on your phone and log in.

  2. Tap the menu icon (☰) and go to Inventory.

  3. Select Bulk Update.

  4. Choose your rooms and rate plans.

  5. Select the date range(s) you want to update.

  6. Pick the action you want to apply — Set Price, Set Availability, Restrictions, etc.

  7. Fill in the required details and tap Update.

FAQs

Can I perform multiple actions at once?

Yes — combine several actions in one go, for example updating both price and availability. Just don't select conflicting actions (like opening and closing the same rate at the same time).


What happens if I select derived rate plans during a bulk update?

No need to select them. If you update the base rate plan (usually your Standard rate), the changes apply automatically to all linked (derived) rate plans.


Why aren't my changes showing immediately on Booking.com or Airbnb?

Updates from Amenitiz are sent instantly, but OTAs like Booking.com and Airbnb can take a few seconds to sync.


Can I schedule bulk updates for future dates?

Yes. You can plan updates up to two years in advance — useful for peak seasons, holidays, or special promotions.


I updated restrictions, but nothing changed — why?

This usually happens when you select both the original and derived rates. When updating restrictions (like minimum stay or closed to arrival), select only the base rate — derived plans update automatically based on it.
